North York has thousands of post-war bungalows on wide lots, and many are being replaced with new custom homes or lifted with second storeys. That means full new foundations, deep basements and a lot of framing. Older homes here are also common candidates for underpinning when owners want a taller basement.
North York’s 1950s and 1960s post-war bungalows are some of the most common homes we see: compact single-storey houses on wide lots, often replaced with new custom homes or raised with a second storey.
We work across North York, including Willowdale, Bayview Village, York Mills and Armour Heights. We don’t start until the permit is issued, and we book every inspection before the next pour.
Toronto Building issues the permit. Applications go in through the City’s online application submission service, and the North York Civic Centre (5100 Yonge Street) customer office takes appointments for zoning questions.
Most of North York is in the Toronto and Region Conservation Authority (TRCA) watershed. Work near a ravine, creek, floodplain or slope can need a TRCA permit before the City issues the building permit, so it is worth checking the regulation map before the design is final. Lots backing onto the Don valley ravines are the most common case.
Toronto allows secondary suites in all residential zones, laneway suites citywide since 2019, garden suites in most low-rise residential zones since 2022 (By-law 101-2022), and multiplexes of up to four units since 2023. Each of these needs a building permit, and most need new footings, foundation walls or a slab.
Whether it’s a garden suite, a lowered basement for a second unit or an addition, the work usually starts with concrete: new footings, foundation walls or a slab. We build that part to the approved drawings, and the framing above it if you need it.

Yes. We build footings, foundation walls, slabs, underpinning and framing for homes across North York, including Willowdale, Bayview Village, York Mills and Armour Heights.

In most low-rise residential zones, yes. Toronto has allowed garden suites since 2022. The suite needs a building permit and its own foundation, which can be strip footings, piers or a slab depending on the design.
The lot may be in a TRCA-regulated area, so a TRCA permit can be needed before the City permit. Expect extra review and sometimes an engineer’s slope report before we form the footings.
We give you the start dates in writing with the quote, and work starts once the permit is issued.
A professional engineer designs it and reviews the work on site. We build to that design and the issued permit.
