Many Scarborough bungalows are being turned into homes with legal basement apartments, which often means lowering the floor and adding a separate entrance. Lots near the Bluffs can need extra engineering for setbacks and slopes before anything is built.
Scarborough has many 1950s and 1960s bungalows, and a lot of them are being turned into two-unit homes with a lowered basement and a separate entrance.
We work across Scarborough, including Birch Cliff, Cliffside, Guildwood, Agincourt and Wexford. We don’t start until the permit is issued, and we book every inspection before the next pour.
Toronto Building issues the permit. Applications go in through the City’s online application submission service, and the Scarborough Civic Centre (150 Borough Drive) customer office takes appointments for zoning questions.
Most of Scarborough is in the Toronto and Region Conservation Authority (TRCA) watershed. Work near a ravine, creek, floodplain or slope can need a TRCA permit before the City issues the building permit, so it is worth checking the regulation map before the design is final. The Rouge, Highland Creek and Don ravines and the Scarborough Bluffs are regulated for erosion and slope hazards.
Toronto allows secondary suites in all residential zones, laneway suites citywide since 2019, garden suites in most low-rise residential zones since 2022 (By-law 101-2022), and multiplexes of up to four units since 2023. Each of these needs a building permit, and most need new footings, foundation walls or a slab.
Whether it’s a garden suite, a lowered basement for a second unit or an addition, the work usually starts with concrete: new footings, foundation walls or a slab. We build that part to the approved drawings, and the framing above it if you need it.

Yes. We build footings, foundation walls, slabs, underpinning and framing for homes across Scarborough, including Birch Cliff, Cliffside, Guildwood, Agincourt and Wexford.

Yes, with an engineer’s design and a building permit. Underpinning adds the ceiling height the Building Code needs for a basement apartment, and we pour the new slab at the new depth.
Often. Lots near the Bluffs and the ravines can be in TRCA-regulated hazard areas, so a TRCA permit and a geotechnical review may come before the City permit.
We give you the start dates in writing with the quote, and work starts once the permit is issued.
A professional engineer designs it and reviews the work on site. We build to that design and the issued permit.
