Why GSS

Repairs for parking garages, commercial and industrial buildings

Parking garages take road salt, water and freeze-thaw every winter. Over time the concrete cracks, the rebar inside rusts, and pieces of columns, slabs and ramps start to let go. GSS is a concrete repair contractor in Toronto. We use the same crews, forms and rebar supply we use on new foundations, and we work to your engineer’s repair spec.

01

Our own crews

Our crews do the work themselves. You deal with the same company from the site visit to the last repair.

02

Concrete is what we do

Forming, reinforcing and pouring structural concrete is our main work. Repair uses the same skills on an existing building.

03

Built to the spec

Repair areas, rebar treatment and materials follow your engineer’s drawings. We ask questions before we start, not after.

04

You’re covered

WSIB cleared with $5 million in liability insurance. Certificates on request, before we start.

In short

What does a concrete repair contractor do?

A repair contractor removes damaged concrete, treats or replaces the rusted rebar, and rebuilds columns, slabs, ramps and walls to the engineer’s repair design. GSS does structural concrete repair for condo corporations, property managers and building owners across Toronto and the GTA, in phases that keep the building working.

Repairs we do

Column and pillar repairs

We remove loose and delaminated concrete, clean and treat the exposed rebar, add new steel where the engineer calls for it, then form and pour or rebuild the column to its original shape. Temporary shoring goes in first where the design requires it.

Garage slab and ramp repairs

We do top-side and underside repairs on suspended garage slabs and ramps, partial-depth or full-depth as the spec requires. We saw-cut the edges, remove the concrete back to sound material, treat the rebar and place new concrete, finished to match the drive surface.

Garage foundation wall repairs

We repair spalled, cracked and leaking garage walls. Damaged concrete comes out back to sound concrete, the rebar is treated, and the wall face is rebuilt, formed or patched to the engineer’s detail.

Concrete crack injection and leak repairs

For active leaks through walls, slabs and joints, we use hydraulic cement to stop running water and injection to seal the crack. The engineer chooses the injection material based on whether the crack is structural or a water leak. Crack injection in Toronto garages and buildings always follows that choice.

Concrete restoration

Spalling, scaling and exposed rebar on curbs, stairs, walls and other garage concrete. We bring the concrete back to sound condition so it keeps doing its job.

Commercial and industrial repairs

The same repairs on commercial and industrial buildings: spalled columns and walls, damaged slabs and concrete floors, and cracks that need injection. We work to the engineer’s spec and agree the work areas and hours with you before we start.

Who we work for

Condo corporations and their boards, property managers, owners of rental apartment buildings with low-rise and mid-size parking garages, and owners and managers of commercial and industrial buildings in Toronto and the GTA. We also work with the restoration engineers who write the repair specs and run the tenders. We take on repair work across Toronto, Mississauga, Hamilton and the rest of the GTA. Send us your spec and drawings and we’ll price them.

How it works

How a repair job goes

  1. 1
Spec or site visit. Send the engineer’s repair drawings and spec. No spec yet? We’ll come and look at the damage.
  2. 2
Clear price. You get a line-by-line price that follows the spec’s items and quantities, so you can compare it with other bids.
  3. 3
Schedule around residents. We agree on work hours, the areas to close and the notices with the property manager before we start.
  4. 4
Phased work. We work one zone at a time so the rest of the garage stays open, and we shore where the design calls for it.
  5. 5
Review and close-out. The engineer reviews the repairs as the spec requires, and we clean up each zone before it reopens.

Why GSS for repair work

We are a Toronto concrete contractor with our own crews, our own forms and our own rebar supply: the same crews who pour our concrete footings and foundation walls. When a column or a slab bay needs rebuilding, we don’t have to wait on another trade to form it or pour it. One company does the work, and one contact runs the job.
