Custom rebar and concrete at bulk pricing, one source

In short: a parking garage repair project usually runs in five steps. An engineer assesses the garage, writes a repair spec, the work goes to tender, the contractor repairs one zone at a time, and the engineer signs off each zone. This guide is for condo boards, property managers and building owners planning that work.

1. Condition assessment

A restoration engineer walks the garage, sounds the concrete, looks at cracks, leaks, rust staining and spalling, and sometimes takes samples. The result is a report that says what needs repair now, what can wait, and roughly how big the job is. Many condo boards tie this to their reserve fund planning.

2. Repair drawings and specification

The engineer turns the report into drawings and a spec: where the repair areas are, how deep to go, how to treat the rebar, which materials to use, and where shoring is needed. The spec also lists the items and quantities that contractors price.

3. Tender

The engineer sends the documents to contractors, who price each item on the tender form. Because everyone prices the same items, the board can compare bids line by line rather than on a lump sum.

4. Phased repairs

The garage is split into zones so residents and tenants can keep parking. Each zone is closed, repaired and reopened before the next one starts. The property manager and contractor agree on work hours, closures and notices ahead of time. Typical work includes:

  • Column and pillar repairs
  • Slab and ramp repairs, top side and underside
  • Garage foundation wall repairs
  • Concrete crack injection and leak repairs
  • Concrete restoration on curbs, stairs and walls

5. Review and close-out

The engineer reviews the repairs as the spec requires, often before concrete is placed and again when a zone is finished. Each zone is cleaned before it reopens. At the end, the engineer confirms the work matches the spec.

What drives the cost

The quantities in the spec, how deep the damage goes, the shoring, access for equipment, the number of phases and the hours the garage can be closed. Send the spec or book a site visit and you get a clear, line-by-line price.

Questions people ask

Who writes the repair specification?

A restoration engineer hired by the condo corporation or owner. The contractor prices and builds to that spec.

Will the garage have to close?

Usually not all of it. The work is split into zones, and one zone closes at a time.

Do you bid on restoration tenders?

Yes. Send the tender documents and we’ll price every item on the form.
