“How much does underpinning cost?” is the first question almost every homeowner asks. The honest answer is that it depends on your house, and anyone who gives you a firm number without seeing it is guessing. This guide explains what actually drives the cost of basement underpinning in Toronto, so you can read a quote properly and compare contractors fairly.

What you are paying for

An underpinning price covers the engineer’s design, the permit, digging and pouring the new footings and walls in sections, removing the soil, the engineer’s site reviews and testing, and a new basement slab at the new depth. Some quotes leave parts of that out, so check each line.

The eight things that move the price

Length of wall. Underpinning is usually priced by the linear foot of foundation wall. A bigger footprint means more sections.
How deep you go. Going deeper means more excavation, taller new walls and more concrete.
Soil. Clay or silt needs an engineer’s design and site review in Toronto, and can slow the work.
Neighbours. On a semi or a tight lot, the new footing may go below the neighbour’s. That needs engineer design and review, and careful sequencing.
Access. Narrow side yards mean soil comes out by hand or conveyor instead of by machine.
Interior work. Moving the furnace, plumbing stack or water service adds cost.

What should be in an underpinning quote

Engineering: who arranges it and whether site reviews and testing are included.
The building permit and who applies for it.
Excavation and soil disposal.
Footings, walls and the new basement slab.
Drainage, waterproofing and the sump, if included.
The schedule, in writing.
